The feasibility stage of this project was completed by Ewan at Bright Studio, establishing the foundations for a sensitive and well considered rural development. The project then transferred to TEA Architects, who led the concept design, developed design and planning submission stages.

The development provides two new commercial buildings arranged around a simple courtyard layout, offering adaptable workspace suited to workshop, storage and small office uses. The scheme enhances the visual quality of the site by removing deteriorated agricultural structures and reinstating a coherent, well planned relationship between buildings, circulation and landscape.

The site lies just south of Seagry House within the wider Seagry Estate, surrounded by mature woodland, neighbouring residential properties and established estate buildings. This sensitive rural context shaped the approach to the rural workspace development.

Significant trees along the boundaries influenced the placement of buildings and the retention of strong landscape buffers. Existing access points, topography and the proximity of nearby homes also guided the design strategy.

Design, Layout and Appearance

The proposals reflect a landscape-led architectural approach appropriate for a rural workspace development in Wiltshire.

Two simple barn influenced buildings form the core of the scheme. Block A provides flexible commercial floorspace with ancillary rooms arranged around an open interior. Block B offers several smaller units with independent entrances, supporting a range of rural and local businesses. Both buildings adopt understated rural forms that sit naturally within the wooded setting.

The buildings are placed around a looped internal access route connecting to the existing estate track. Parking, turning and servicing areas are positioned to avoid dominating views, while retained trees and new planting help stitch the development into the landscape and maintain the estate’s characteristic woodland envelope.

Materials reflect the agricultural traditions of the area. Timber cladding, brick and reconstituted stone combined with muted metal roofing create a contemporary but reserved appearance. Simple, functional openings support the practical character associated with working rural buildings.

Across the site, planting enhances ecology and reinforces natural boundaries. Pedestrian routes are clear and integrated with building entrances.

Sustainability is integral to the development, with high performance insulation, efficient glazing, low energy lighting and Air Source Heat Pumps reducing operational energy demand. Orientation and window placement maximise natural daylight, while landscape and drainage improvements contribute to ecological enhancement across the site.
